During Your Inspection
J L Sanders Inspections provides visual, non-invasive residential inspections for buyers, sellers, homeowners, and new-construction clients. Jason Sanders, active Texas Professional Inspector #26483-PI, performs each inspection in accordance with the Texas Real Estate Commission Standards of Practice.
Should You Attend?
You are encouraged to attend, especially for the final walkthrough. Jason can point out significant observed conditions, explain how major systems work, and answer questions in plain language. If you cannot attend, you will still receive the complete report and can follow up afterward.
What the Inspection Covers—and What It Does Not
The inspection evaluates visible and accessible systems and components as they exist at the time of the appointment. It is not destructive testing, a code-compliance inspection, an engineering analysis, a warranty, or a prediction of future conditions. Concealed, inaccessible, or unsafe areas may not be inspected, and conditions can change after the inspection.

After Your Inspection
At the conclusion of the appointment, Jason will review the most significant observed conditions with you and your agent when present. The discussion can help you understand priorities, but the written report remains the complete inspection record.
Your Spectora report organizes findings by system and identifies maintenance items, recommendations, and safety hazards where applicable. It includes clear written comments and supporting photographs and can be viewed in HTML or downloaded as a PDF.
Residential reports are delivered the same day when possible. Larger properties, additional services, or unusual conditions may require more time so the report can be completed accurately. Questions are welcome after delivery.
