Critical Houston Checklist: Stop Costly Leaks Now

Houston winters aren’t like the North — but that doesn’t mean homes get a break. In the Greater Houston area (Kingwood, Humble, Atascocita, The Woodlands, Spring, Conroe), the biggest seasonal threats are usually:

  • short cold snaps and freezes
  • heavy rain and standing water
  • humidity and attic moisture
  • pests waking up early
  • foundation movement from changing moisture levels

Handle the right tasks in January, February, and March. By doing so, you’ll prevent many of the most expensive home problems we see during inspections. These issues include roof leaks, water heater failures, HVAC issues, drainage problems, and moisture damage.

Here’s a clean regional checklist you can actually follow.


January: Freeze Protection + Water Damage Prevention

Even if we only get a few nights below freezing, those nights do real damage. Most winter disasters in Houston come from plumbing and water intrusion.

✅ Protect Pipes and Hose Bibs

  • Disconnect and drain hoses
  • Cover exterior hose bibs (cheap foam covers work)
  • Insulate exposed pipes in garages, attics, and exterior walls
  • Locate your main water shutoff before you need it

Houston reality: Most freezes here are short — the problem is homeowners don’t prepare at all.

✅ Test Your Water Heater

  • Check for leaks at the top connections and TPR discharge pipe
  • Listen for popping sounds (sediment buildup is common here)

  • compressed or damp insulation
  • rusted nail tips (often a moisture sign)
  • disconnected bath fan ducts (very common)

February: Roof + Drainage + Foundation Awareness

February is when Houston homes often get hit with repeated rain, and drainage issues show up fast.

✅ Clean and Flush Gutters (Even If You “Don’t Have Trees”)

In Kingwood and The Woodlands especially, pine needles and leaves clog fast.

  • Clear gutters and downspouts
  • Make sure downspouts discharge away from the foundation
  • Add extenders if water is dumping at the slab edge

This one task prevents a lot of foundation and moisture issues.

✅ Walk the Roof Line From the Ground

You don’t need to climb the roof.
From the yard, look for:

  • missing or curling shingles
  • sagging areas
  • exposed flashing
  • damaged vent boots
  • shingles with heavy granule loss

If anything looks suspicious, handle it now — small roof problems become attic moisture problems.

✅ Check Yard Drainage After a Heavy Rain

This is Houston-level important.
After a storm, look for:

  • standing water near the foundation
  • water flowing toward the house
  • soggy areas that don’t dry out
  • erosion around the foundation edge

If you see pooling for hours, it’s time to fix grading or drainage.

✅ Watch Foundation “Clues”

Houston soil expands and contracts with moisture changes.
Look for:

  • new interior drywall cracks
  • sticking doors or windows
  • small gaps at trim corners

Not all cracking is serious — but changes matter. Track them early.


March: HVAC Prep + Pest Prevention + Exterior Seal-Up

March is the “Houston spring kickoff.” Temperatures climb, humidity rises, AC demand returns, and pests wake up.

✅ Service Your HVAC Before the First Heat Wave

Do this early so you’re not calling when everyone else is.

  • Replace return filters (and write the date on them)
  • Clear the condensate drain line (clogs are a big Houston issue)
  • Verify the outdoor unit is clean and unobstructed
  • Listen for unusual startup noises

If your HVAC drain backs up, it can cause ceiling or wall damage — especially in attic systems.

✅ Inspect and Seal Exterior Openings

This is when ants, roaches, and rodents start pushing inside.
Check:

  • gaps around plumbing penetrations
  • torn or missing weatherstripping
  • cracks at window/door trim
  • openings at weep holes that are blocked or painted shut (common issue)

Keep ventilation paths open — don’t seal weep holes or drainage points shut.

✅ Check Your Dishwasher, Laundry, and Under-Sink Plumbing

Spring = more usage = more leaks.
Look for:

  • damp cabinet bottoms
  • slow drips at shutoff valves
  • soft flooring around sinks
  • rusty supply lines

Replacing a supply line is cheap.
Replacing cabinets and flooring is not.

✅ Exterior Caulking and Paint Touch-Ups

Houston humidity punishes exterior trim.

  • caulk small gaps at exterior penetrations
  • check siding clearance from the soil (keep clearance)

This helps prevent rot and pest entry.
