Scope of a Texas Home Inspection
A Texas home inspection is a limited, visual, non-invasive inspection of the readily accessible systems and components of a property, as defined by the TREC Standards of Practice.
The inspection is intended to identify material deficiencies that are observable at the time of the inspection only.
A Texas home inspection does not:
- Guarantee future performance or condition
- Determine compliance with building codes, zoning, or regulations
- Predict remaining service life
- Identify concealed or latent defects
- Serve as a warranty, insurance policy, or guarantee of any kind

Client Rights and Responsibilities
Client Rights
Clients have the right to:
- Receive an inspection performed in accordance with the TREC Standards of Practice
- Receive a written inspection report in the format required by TREC
- Ask questions regarding the inspection report and observed deficiencies
- File a complaint with TREC if they believe an inspector has violated Texas law or the TREC SOP
Client Responsibilities
Clients are responsible for:
- Reading the inspection report in its entirety
- Understanding the limitations, exclusions, and definitions contained in the report
- Obtaining additional inspections or evaluations by qualified specialists when recommended
- Performing their own due diligence before purchasing, repairing, or modifying a property
Complaints and Regulatory Oversight
If a consumer believes that a Texas-licensed inspector has violated the TREC Standards of Practice or Texas law, a complaint may be filed directly with the Texas Real Estate Commission.
